Getting a mortgage on a rural or small-town Alberta property is harder than it should be. The property can be solid, the equity real, the borrower reliable, and the bank still hesitates because the town is small, the acreage is large, or the comparable sales are thin. Private lending exists for exactly this gap.

WHY BANKS HESITATE OUTSIDE THE CITIES

Banks like properties that fit a template: urban, standard lot, plenty of recent comparable sales. Rural properties break the template. Acreages with outbuildings, homes on the edge of town, properties with mixed use, wells and septic instead of city services. None of that makes a property a bad security. It makes it a property a bank's checklist cannot process.

WHAT WE CONSIDER

We arrange private mortgages on homes and acreages in small centres across Alberta, along with small-town commercial properties and land or development files including serviced lots and construction draws. First, second and third mortgages, purchases, refinances, bridges and consolidations.

Every rural file comes down to the same questions we ask in the city: what is the property worth, how much equity is in it, and what is the exit plan. If those three line up, the postal code is not a dealbreaker.
