What is private lending and how is it different from banks?

Private mortgages are offered by investors instead of traditional lenders like banks. They are:

What types of mortgages do you offer?

We provide flexible private mortgage solutions including:

We also arrange third mortgages, commercial mortgages, and land or development financing including serviced lots, infill projects, and construction draws.

What areas do you serve?

Alberta, British Columbia, and Saskatchewan, in both urban and rural centres. Our office is in Calgary. If a property sits outside those three provinces we will refer you to a lender who covers that market rather than leaving you without an answer.

Do you lend to self-employed borrowers or borrowers with bruised credit?

Yes. We review all borrower types, including self-employed borrowers and borrowers with credit issues. We look at the equity, the location, the loan to value, and the exit strategy rather than fitting the borrower into rigid criteria.

How much equity do I need?

We typically lend to 75 percent of the property value, and we will look at higher on a case by case basis where the collateral is strong. Above 85 percent the equity is usually too thin for us to take a position.
